Deal flow and why it is important?

Have you ever felt desperate to get your next deal done? maybe you were desperate so you did a deal that wasn't the best or was poorly planned, that's not anyway to run a business. So how do you avoid being desperate to do deals? You must have a constant source of leads coming down the pipeline. You can achieve this by using different marketing techniques such as bandit signs, direct mail,word of month, internet, and my favorite social media and the list goes on. So remember when you have a consistent source of leads and their for deals you can cherry pick the best and not waste your time with just ok or semi-motivated sellers.
