Deal flow and why it is important?

Have you ever felt desperate to get your next deal done? maybe you were desperate so you did a deal that wasn't the best or was poorly planned, that's not anyway to run a business. So how do you avoid being desperate to do deals? You must have a constant source of leads coming down the pipeline. You can achieve this by using different marketing techniques such as bandit signs, direct mail,word of month, internet, and my favorite social media and the list goes on. So remember when you have a consistent source of leads and their for deals you can cherry pick the best and not waste your time with just ok or semi-motivated sellers.

Bird dogs and how they can help you!

As we all know you can't be in two places at once, that's why your real estate business needs bird dogs to bring the deals to you! The most common question I get is " how do I find bird dogs to help me" Their are many ways to find bird dogs the best one being simply to post an ad on craigslist I usually receive 20-30 replies in a few days. Next question " how do I pay them" When the deal closes of course. That being said you need to properly train your bird dogs as to your criteria and your price range.
